When a Victorian or Edwardian property has had enough botches and the entire pipework needs to come out and start again, SF does it the way it should be done. Old runs lifted, new copper or plastic in, every connection pressure-tested before walls or floors go back. Replumbs typically run alongside a full house refurb.

Lift-and-Lay Pipework

Old lead, iron or first-generation plastic pulled out from under floors and behind boards. New runs designed properly: short runs to the kitchen, balanced returns to the boiler, no airlocks where the system will run cold.

Mains, Hot & Cold

New mains stopcock in copper (or replaced if seized), unvented or vented cylinder if the existing setup is wrong for the property, balanced hot and cold to every outlet so showers do not surge.

Pressure Testing

Every section of new pipework pressure-tested with a calibrated test pump before anything gets boxed in. Failed joints found at our cost, not yours. We sign off the test before walls go back.

Wall Reinstatement

Plasterboard cut back to the joist before pipes are run. After test, boards reinstated, plaster skimmed if you want a flush finish, ready for decorator. We do not chase, board and pretend.

How long does a full replumb take?

3 to 5 bed Victorian property: typically 10 to 15 working days for first-fix, plus second-fix once tiling and joinery is back. Newer 1970s+ properties with accessible voids: 7 to 10 days.

Will you co-ordinate with the electrician?

Yes. Most replumbs happen at the same time as a rewire. We sequence first-fix together so cables and pipes do not fight for the same notch in the joist, and both trades sign off before plasterers come in.

Can you replumb without lifting all the floors?

Sometimes, depends on the property. Suspended ground floor with access from below: yes. First floor with chipboard nailed to joists: usually no, you have to lift to do the job properly. Cheap replumbs lift nothing and you regret it in five years.

Is it disruptive to live through?

Honestly, yes. Most clients move out for the first-fix weeks or stay in one room. We zone the work so water is back on overnight wherever practical, and the WC is the last thing we disconnect.
